The HOA is Creeks Edge Homeowner’s Association. We maintain a website at www.creeksedgehoa.com. The website contains useful information about the Board, committees, and management company. It contains meeting dates for the HOA Board and committees, clubhouse calendar, special events, vendors, and HOA dues information. The website also contains links to important community documents. an answer to this item.

To request an exterior maintenance service call for your home or to report a maintenance issue in the community go to the community website at www.creeksedgehoa.com and click on the management company tab.
The only reserved parking for your car is on your property – either in your garage or garage/parking pad on your property. Each owner is required to utilize the parking spaces provided in their garage, driveway/parking pad for their personal vehicles. There are only 119 remaining parking spaces at Creek’s Edge. That is less than one street parking space per homeowner. On street parking is limited to designated areas that are striped for parking and is generally for the use of visitors and guests. Vehicles parked on the street without moving for 14 days will be considered abandoned and towed at the owner’s expense. Such vehicles will be tagged with a 72-hour warning notice prior to towing.
You must contact a locksmith to make a key for your mailbox if your key is lost or stops working.
The post office delivery person will place a key in your mailbox that will be labeled and will open one of the larger parcel boxes at the mailbox kiosk. You should leave the key in the larger parcel box lock once you have retrieved your package.
The Declaration requires that all homeowner containers be stored inside your home or in your garage when not placed outside
during permitted times for pick-up.
Our community roads are private, and we have a private trash collection service (County Waste). Please call the City of Richmond at 804-646-3582 and ask to speak with Ms. Patricia Parker. Give her our community’s name and your address and explain our private trash collection service and private roads. She should be able to remove the trash collection fee from your bill.
The
exercise room, pool and clubhouse at the main entrance are available for use by Creek’s Edge at Stony Point Town Home and Villa owners for a fee. The fee is paid annually to the management company and must be made by December 23rd for the following calendar year. This fee cannot be prorated and must be paid in full. For the current year fee per household contact Community Partners at 804-378-5000 ext. 232. Rules and regulations governing the use of these facilities are more specifically set forth in the HOA Disclosure Packet that you received when you purchased your home.
Homeowners are responsible to insure the building
and land they own and must provide their own homeowners insurance for the
structure. Each owner of a lot shall maintain liability in a minimum of One Million
Dollars ($1,000,000.00) and property insurance in an amount equal to one hundred percent (100%) of the then current insurable replacement cost of any improvements located on the Owners lot. Such personal insurance shall also include coverage for “loss assessment” that may be levied by the Association against the Owner (including loss assessment for common area insurance deductibles and retentions). Homeowners are also responsible for personal property, flood, and sewer backup insurance. Any interior damage or repairs are the responsibility of the Owner. The HOA provides General liability for common areas, property insurance for all common area structures, improvements, and contents. It also provides general liability insurance, fidelity insurance and directors and officers liability insurance.
Changes and additions to landscaping on your property must receive the prior approval of the HOA. You must submit an Application for Exterior Modifications/Landscape Approval form to the management company. The Application for Exterior Modifications/Landscape Approval Form is located on our HOA website www.creeksedgehoa.com on the Resources Page. The maintenance, repair and replacement of any changes that are made by a homeowner are the responsibility of the homeowner, unless specifically stated in writing by the HOA to the contrary.

The interior and exterior spraying of your home for bugs and other pest control is the responsibility of the homeowner. You may
contact a service provider of your choice.
Your HOA dues cover the cost of an annual inspection of the exterior of your home for termites. The HOA arranges for that inspection to be performed. If you sell your home, you may be required to obtain a termite inspection and letter, which is your responsibility. Our termite
company is Home Team Pest Defense, and they can be reached at (804) 276-9797 if you need an inspection for a sale or if you think you have termites.
The Owner may install a satellite dish permitted by Section 207 of the Telecommunications Act of 1996 in accordance with the approval granted by the Covenants Committee in each instance. All satellite dishes must be placed on the rear roof of the home or otherwise adequately screened from view and must be located entirely within the legal boundaries of the Owner’s Lot. Satellite dishes may not exceed 39” in diameter. Installation hardware for roof-mounted equipment must be painted to match existing roof color. Each home may have no more than on satellite dish. Owner’s installing satellite dishes on their roofs accept full responsibility for roof maintenance thereafter. The maintenance of any such installed equipment is the responsibility of the Owner.
Your smoke and carbon monoxide detectors are hard wired and have a battery backup. The detectors make a “chirping” noise when the battery is low. You should replace the batteries in your detectors once a year. If the “chirping” noise continues after replacement, that would indicate you need to replace the smoke detector. They generally have a lifespan of 7-10 years.
Your smoke detectors may need to be cleaned occasionally by blowing them off with compressed air.
Small, compressed air canisters can be purchased from an office supply store.
They should be changed every month for the first three months after construction has finished. Thereafter, you should change your HVAC filters every three months.
First, locate the main water cut-off valve for your home and turn off all the water to your home. The main cut-off valve may be located near your water heater, under the interior stairs, in the garage or behind a panel in the front wall of your home. If necessary, contact a plumber or water remediation company (e.g., Servpro or Rainbow) and your insurance agent.
The HOA contracts for snow removal from streets, sidewalks, and steps. Each resident should have one cleared path to the street, so not all sidewalks and steps may be cleared. Generally, the removal should take place within 24 hours after the snowfall stops. The HOA does not use salt or chemicals because it can damage the concrete. Homeowners are prohibited from using salt or chemicals on the sidewalks, steps, patios, porches, driveways, and concrete aprons on their lots. Pet safe ice melt is allowed. Snow shovels are available at the maintenance shed for residents that wish to use them. Return snow shovels to the maintenance shed when you are through using them. The snow removal company does not take responsibility for damage to cars parked along streets and alleys when removing snow. Parking of cars along streets and alleys is at the owner’s risk. It is recommended that all cars parked on streets be moved if there is snow in the forecast.
Some homes in the community have reported higher than normal levels of radon and have undergone mitigation. This is a homeowner responsibility and not covered by the HOA.
